Briargate Colorado Springs Area Guide

The Briargate Area, on the north side of Colorado Springs just to the east of the US Air Force Academy, is often the first choice for home buyers looking for homes in fine neighborhoods, and with top-rated Academy District 20 schools, and with large, recently built single-family homes priced from the $350,000's into the $600,000's. I live about two miles away further east in the more rural, neighboring Black Forest/District 20 area, and Briargate is where I go for the nearest supermarkets, stores, the new hospital, doctor's offices, the northside YMCA, golf at the Pine Creek Golf Course, and many good restaurants.

In some of the older parts of Briargate (that's in relative terms -- "older" means the early 1980's in this context), you'll find single-family homes priced from the low $200,000's. I've worked with several clients this year in successful efforts to find attractive smaller homes at this price point in Briargate. There are usually a few "gems" to be found among the homes priced from $225,000 to $275,000.

For homes priced in the $400,000's and $500,000's, Briargate is definitely one area to consider, as it's located closer in on the "near north" side of our metro area and is convenient to all parts of town, including, of course, the Air Force Academy, and also to Peterson AFB, and many employers located in various parts of Colorado Springs. While there are lots of great homes priced from the $400,000's and up further north into the Northgate MLS area, further north again into the Tri-Lakes Monument MLS area, and north and east into the Black Forest, Briargate is simply that much more centrally located to most of Colorado Springs.

To recap, Briargate is an outstanding, family-oriented community with top quality housing, progressive education, easy access to recreational opportunities, and numerous retail, professional, medical and family entertainment centers and employment. Briargate has become one of largest and fastest growing areas in the northeast section of Colorado Springs, encompassing more than 9,600 acres. Briargate is home to many activities that promote recreation, worship, shopping, dining, and learning. Briargate, Colorado Springs single-family homes range in price from $200,000 to $1.6 million. Most recently built and most brand new homes in Briargate range in price from $350,000 to $550,000.

Pine Creek is one of the best-known newer fine developments in Briargate and all of Colorado Springs. Pine Creek was the first community in Briargate to require builders to design and build their new homes in accordance with strict design guidelines and distinct architectural styles. Pine Creek has 976 acres of rolling hills, high plains grasslands and the meandering Pine Creek nestled through the Pine Creek Golf Course. Pine Creek offers a variety of single-family, luxury patio and luxury townhomes starting in the upper $300,000's. There are also exclusive homesites where you can build your custom million-dollar dream home. Pine Creek features special wall treatments, landscaped pedestrian walkways and medians, and extra-wide community sidewalks. Pine Creek's location offers easy access to shopping, restaurants, businesses, and I-25.

I work with many families every year who buy homes in Pine Creek priced from the $350,000's up to the $800,000's. Many homes in Pine Creek are on really nice lots, and many homes have attractive walk-out lower levels and excellent views either towards Pikes Peak to the southwest or towards the Air Force Academy and the Rampart Range to the west and northwest. Of course there are many homes on Pine Creek Golf Course lots. However, note that Pine Creek is bordered on the east by Powers Boulevard, our new major artery, and homes which back to Powers or are close to Powers will not appeal to everyone!

Pine Creek Golf Club

Opened in the Spring of 1988, Pine Creek Golf Club is one of the finest public golf course in Colorado Springs and is consistently ranked among the top ten public courses in Colorado. Designed by noted golf course architect Richard Phelps, this 18 hole championship course is both physically and mentally demanding. It offers two to five tee boxes per hole, and ranges from a front-tee length of 5,314 yards to over 7,194 yards for the professional tees. Constructed on 200 acres winding through the Pine Creek Valley, the course features natural grasslands and wandering creek beds that come into play on 15 of the 18 holes. On the front nine, you'll be challenged by the canyon-style course, while the back nine features an American-style links course. Adding to the challenge are a variety of trees, lakes, bunkers, and 376 feet of elevation change. Each hole offers breathtaking views of Pikes Peak, the Front Range, and the entire skyline of Colorado Springs.

Now for my personal perspective, since I play golf often at Pine Creek Golf Club. It's a great course. And not easy. More of a "target golf" layout than anything else. The rough is deep and there's hardly any first-cut, you can miss a fairway or a green by 6 feet and have to look for your ball. Head pro Jeff Perkins is a terrific teaching professional. The practice putting green is large, and fast. There's a very good practice chipping green and practice bunkers. The driving range is good but they're conserving water and its appearance suffers a little.

Wolf Ranch, Colorado Springs

Wolf Ranch is a dynamic, new community in the Briargate area of Colorado Springs and also in Academy District 20 Schools. Wolf Ranch is located on the east side of the new Powers Boulevard extension at Research Parkway. Eventually, Wolf Ranch will extend further eastwards to Black Forest Road.

The location of Wolf Ranch on this east side of Briargate and along Powers is particularly convenient for commuting to Peterson AFB and the many employers near Peterson AFB and the Colorado Springs airport. I've helped many clients, including several active duty military officers and their families buy in Wolf Ranch. Wolf Ranch and the neighboring new communities Cordera and Cumbre Vista offer the closest commutes from Academy District 20 to Peterson AFB, and also to Schriever AFB (compared to the rest of D-20).

The developers of Wolf Ranch point out that it features neighborhoods master-planned around the way families want to live and a community council to help weave a strong social fabric. The community offers fine views of the Rocky Mountain Front Range. Ultimately, Wolf Ranch will feature a town center, over 300 acres of open space and parks, 10 miles of trails, a 14-acre lake and a variety of community recreation amenities, including swimming pools. Wolf Ranch opened in January, 2004, and eventually there will be approximately 8,000 homes built in the community over 15 to 20 years.

The Wolf Ranch Community Master Plan preserves and enhances the area's natural resources and terrain, from spectacular views of Pikes Peak to underground springs and wetlands. The Wolf Ranch Community Charter sets forth structure and standards for development, expansion, administration, maintenance and preservation for the entire community. The Wolf Ranch Owners Association will provide the governance for the community, including architectural review.

Wolf Ranch comprises 1,982 acres including 100 acres for schools; 27 acres of commercial use; 39 acres of mixed-use development; 1,438 acres of residential development; over 300 acres for parks and open space; and 10 miles of trails in Wolf Ranch. The new urban West community design of Wolf Ranch includes a diverse collection of America's favorite home styles, pedestrian-friendly neighborhoods and gracious, tree-lined boulevards with roundabouts to slow the traffic. Wolf Ranch access is located in northeast Colorado Springs at the intersection of Research Parkway and Powers Boulevard, approximately one mile north of Woodmen Road. The boundaries of Wolf Ranch are west at Powers Boulevard, on the east by Black Forest Road, on the north by Old Ranch Road, and the southern boundary is Cottonwood Creek.

Ranch Creek Elementary School at Wolf Ranch

Ranch Creek Elementary School Students of the Wolf Ranch community attend the award-winning Academy School District 20. Choices include neighborhood schools, charter schools, private academies and specialized studies. Wolf Ranch has designated sites for future neighborhood schools. Ranch Creek Elementary is located on Tutt Boulevard between Wolf Village Drive and Leon Young Drive.Academy School District 20 offers a CHOICE program for placement of students, but Ranch Creek Elementary School will be the neighborhood school for all elementary school students who live in Wolf Ranch. For more information about the CHOICE program and options, visit the Academy School District 20 web site and search for “choice” to access the most current information.

Ranch Creek Elementary School is a neighborhood school and is scheduled to begin instruction on August 13, 2007. The school will offer: Research-based instruction and curriculum; Emphasis on literacy, good writing, math and technology; A full-time gifted and talented teacher will be on staff; and The school is building a quality team of educators and they will also share an assistant principal and media director with another elementary school which will permit more opportunity to share in some appropriate programming. Amenities - There will be a state-of-the-art library/media center that will be built to meet the Colorado Department of Education Certified Power Library certification. That certification takes about 3 years to achieve. The library/media center will offer an open door at least one night a month and adult learning opportunities are also being considered as part of the program. Additional Offerings - The school will offer a blended pre-school program that will be a combination of special needs students and about 10 peer students and the program will have a low student-to-staff ratio. The details for the pre-school will be available through the Pre-school Office at D-20. See “Fees” below for the costs.There will be a half-day and full-day kindergarten program and the full-day will be a fee-based program. Details will be shared at a later date. Fees – Costs for pre-school and full-day kindergarten will be depending on the number of sessions the student attends each week.

Wolf Ranch Parks and Open Space

Wolf Ranch opened its first neighborhood park in 2005 in Westcreek, which includes playground equipment, picnic tables, seating and in-line roller hockey/basketball court. The plans for over 300 acres of parks and open space, and 10 miles of trails for hiking and biking will be developed concurrent with each phase of the community. The first of two community entry parks, Gateway Park at Wolf Ranch, was completed in summer of 2006 and is located at Research Parkway and Tutt Boulevard. Amenities include a small pond, waterfall, entertainment and picnic pavilion and the park is a community gathering center for concerts and a variety of social activities for the Wolf Ranch residents. Another recreation amenity planned for approximately 2010 is a 14-acre lake and it will offer a variety of opportunities. The lake and town center of Wolf Ranch will be the centerpiece of the community, when complete.

Cordera, Colorado Springs

Cordera is Briargate's newest amenity-rich residential community located off 1-25 and Briargate Parkway, just east of Powers. Part of the original Briargate Master Plan, Cordera represents the third major residential phase of Briargate project build-out. Cordera is a new community that epitomizes the Colorado Springs lifestyle with spectacular views of the Black Forest and Pikes Peak and equally spectacular homes from Colorado’s finest homebuilders. There is also an extensive 4.5 mile inter-linking trail system, four wonderfully-themed neighborhood parks, and a new amenity-packed Community Center featuring a pool and splash area. Plus, Cordera is nearby The Promenade Shops at Briargate and within the highly-acclaimed Academy School District 20.

Cordera is a comfortable, visually appealing place to live. From the layout of the neighborhood, community features, and the styles of the homes, to the parks and trails and Community Center, everything is designed to bring the community together. Cordera is part of the Briargate Master Planned Community, created and developed by the developers of the outstanding communities Briargate and Pine Creek in Colorado Springs. East Colorado Springs. From I-25 take Woodmen Road East, Crossover Powers Blvd. and turn Left (north) on Tutt Blvd. Follow Tutt around to Cowpoke Rd. and Turn Right (east).
